Select your payment method and follow the instructions. The final page will be a secure link that encrypts your credit card information before it is sent over the internet. We accept PayPal, Visa, MasterCard, American Express, Discover, eCheck, wire transfer, personal and corporate checks, cashiers checks, and money orders.
If you entered your correct email address on the payment page, you will almost immediately receive a receipt, and SunSpring is advised that you have made your payment.
Click the following link CLICK HERE TO PROVIDE DEED INFORMATION and follow the instructions so we know how to make up your deed.
We mark the lot "sold" and disable the payment form so nobody else can make a payment on the same lot. Be sure to print the photos, maps etc. right after you make your payment - we remove this information from the webpage soon after.
As soon as we can get to it, if you opted for SunSpring financing, we'll prepare and email to you a personalized receipt that contains monthly payment instructions, and an amortization chart that will show you the payout amount of your loan at any time.
If you paid in full, within a few days of your payment, we will prepare the deed to the land you have bought, have it notarized with authorized signatures, affix correct document stamps, and publicly record the deed in your name at the Sharp or Fulton County Office. (After this point refunds are impossible, the land is legally yours.)
The deed to your land will then be sent to you by US Postal Service priority post. You'll be a LAND OWNER in the coveted fresh air USA Ozark Mountains!

Most SunSpring lots are between 1/4 and 1/2 acre - some are just a bit less - your lot will be close to one or more of the seven lakes, the two golf courses, marinas, and recreation centers.

Electricity, telephone, and city water will be right at or very close to your lot - septic systems are the norm. School buses, garbage pickup, and mail delivery are available. There is a modern hospital, paramedics, city police, fire stations, and an airport right in the Village.

 




Property Taxes and Maintenance Fees

Suburban Improvement District (maintenance) fees in Cherokee Village are billed annually with the property taxes. The combined total on a vacant lot, depending on frontage and location, ranges between about $130 and $230 annually.
Arkansas has the lowest taxes in 48 states!

Covenants & Restrictions

You can take as long as you want to start building on your land. Covenants and Restrictions called "Bills of Assurance" vary by Addition but are all similar. Here is a typical summary:

- FHA "Minimum Property Standards for Single Living Units" is the guideline.
- Single family residential.
- No temporary structures such as trailers, tents, shacks, barns without approval.
- Setbacks: 25 ft. front and back, 5 ft. sides.
- Maximum 2 stories, minimum 1,000 square feet (a few Additions allow minimum 600 square feet.


Closing Costs

SunSpring charges only $90 total for closing costs. This includes deed preparation, notarizing, state documentary stamps, recording, and delivery of the deed to your doorstep or mailbox. There are no meetings to attend, no escrow fees, no points, no origination fees, no waiting - nothing - SunSpring, and our affiliates make the whole process effortless - all you have to do is pay for your land!

Deeds, Title Insurance, and Replacement Guarantee

To keep SunSpring land prices as low as possible, we do not provide title insurance on our vacant lots. We sometimes have to transfer land by Special Warranty Deed because most of the available lots in this area were at one time held by the state. This whole area was sold out by the original developers many years ago - most owners didn't come because of the lack of local employment - that's why you can get such great buys today in this beautiful pristine fresh air place.

We believe that retiring baby boomers will drive Ozark Mountain prices much higher than they are now. Today's buyers may one day look back and congratulate themselves on their smart decision to buy in the beautiful Ozarks when prices were actually lower than they were in the 1970's!

To keep SunSpring land prices as low as possible, we do not provide title insurance on our vacant lots. We sometimes have to transfer land by Special Warranty Deed because most of the available lots in this area were at one time held by the state. This whole area was sold out by the original developers many years ago - most owners didn't come because of the lack of local employment - that's why you can get such today in this beautiful pristine fresh air place.

The state only transfers land back to the private sector by Special or Limited Warranty Deed, so from that point on the title is commonly transferred in the same manner. However, as of October 1, 2003, new legislation changes the two year period to only 90 days from the date of transfer back to the private sector in which a former owner can challenge the sale from the state to the new buyer. (Act 1215 SB 763)

You can have a title company or an attorney obtain title insurance for you, at your own expense, but we have such confidence that you will not have a problem with our SunSpring Special Warranty Deeds that we give you a written two year SunSpring Guarantee to replace your lot with another available SunSpring lot of similar value in the highly unlikely event that a previous owner successfully exercises a legal claim on your land. (They would have to pay you for the land anyway, and they would have to make their claim within 90 days of the date the land was transferred from the state - this time has already past with our lots so a successful challenge would be next to impossible.)

However, we cannot dispense legal advice so we suggest that just before you actually build on your land that you consult a real estate attorney.
