Most SunSpring lots are between 1/4 and 1/2 acre - some are just a bit less - your lot will be close to one or more of the seven lakes, the two golf courses, marinas, and recreation centers.
Electricity, telephone, and city water will be right at or very close to your lot - septic systems are the norm. School buses, garbage pickup, and mail delivery are available. There is a modern hospital, paramedics, city police, fire stations, and an airport right in the Village.

Closing Costs
To keep SunSpring land prices as low as possible, we do not provide title insurance on our vacant lots. We sometimes have to transfer land by Special Warranty Deed because most of the available lots in this area were at one time held by the state. This whole area was sold out by the original developers many years ago - most owners didn't come because of the lack of local employment - that's why you can get such today in this beautiful pristine fresh air place.
The state only transfers land back to the private sector by Special or Limited Warranty Deed, so from that point on the title is commonly transferred in the same manner. However, as of October 1, 2003, new legislation changes the two year period to only 90 days from the date of transfer back to the private sector in which a former owner can challenge the sale from the state to the new buyer. (Act 1215 SB 763)
You can have a title company or an attorney obtain title insurance for you, at your own expense, but we have such confidence that you will not have a problem with our SunSpring Special Warranty Deeds that we give you a written two year SunSpring Guarantee to replace your lot with another available SunSpring lot of similar value in the highly unlikely event that a previous owner successfully exercises a legal claim on your land. (They would have to pay you for the land anyway, and they would have to make their claim within 90 days of the date the land was transferred from the state - this time has already past with our lots so a successful challenge would be next to impossible.)
However, we cannot dispense legal advice so we suggest that just before you actually build on your land that you consult a real estate attorney.
