- If you paid for you land in full, your receipt will arrive shortly by email, and the free and clear deed to your land just a few days later after we've recorded it at the county courthouse. If you opted for SunSpring owner financing, here's what happens next:
- A detailed receipt will be sent to you by email. It includes information on when your next payment is due, how to figure out your balance, and how much you've already paid, along with payment links for monthly payments and taxes, and much more. You can make all your loan payments online by credit card, eCheck, or PayPal - we make it EASY for ANYONE to become a landowner in a beautiful USA resort/retirement area! If you paid by check or money order, your receipt will be sent by email soon after the payment reaches us.
- Also sent with your first receipt will be an Amortization Chart, which outlines your payment schedule, and provides information on the balance after each payment, the amount of interest, etc...
- After each monthly payment, your receipt will be updated and sent to you by email.
- Once per year, tax assessments will come due, and we will include the amount on your receipt, along with payment options, as soon as we receive the notices. While you are still paying on your land, we prefer that you pay the property taxes through SunSpring Properties. Even though the State deadline for tax payments is October 10th, we require property taxes to be paid to SunSpring by August 20th, which gives us the time needed to get the overall payment in order.
- When you make your final payment, we'll record the deed in your name at the county recorder's office, and deliver it to your doorstep or postal address.

13,000+ acre Cherokee Village, Arkansas was developed in the 1950's and 60's. It's America's first planned private community. The founder's vision was to make a beautiful lake area place in the pristine USA Ozark Mountains where land owners would come to rest and recreate, and later would build a getaway or retirement home, and relocate.
About 25,000 beautifully oak-forested residential building lots were sold at prices starting around $7,000 and going quite a bit higher. In today's dollars the lots would have sold for I suppose about $20,000 or more - a whole pile of money in those days - but people came and saw real value here. What actually happened is that most of the owners did not relocate, due in part perhaps to the lack of local employment. Over the years some of those 25,000 lots were taken back by the state due to owners not paying the annual property tax. Over the past few years, some of the tax forfeited lots were acquired by absentee entrepreneurs at very low prices. Some of them proceeded to 'dump' the lots online for a quick profit at prices well below the fair market value. Many of these absentee sellers have never even been to Cherokee Village and they often misrepresent our beautiful community and the land they are selling. (Not every lot in this community is suitable for building due to the mountainous terrain with its variety of slopes and spring-fed creeks - many absentee sellers don't know that, or simply don't care, and most are not real estate professionals, they often don't even know how to transfer title to Arkansas property properly.
