1. Scroll up and pick out the lot/s you want.
2. Click the "click here to make a payment on the lot above" link.
3. Select your payment method and follow the instructions. The final page will be a secure link that encrypts your credit card information before it is sent over the internet. We accept PayPal, Visa, MasterCard, American Express, Discover, eCheck, wire transfer, personal and corporate checks, cashiers checks, and money orders.
4. If you entered your correct email address on the payment page, you will almost immediately receive a receipt, and SunSpring is advised that you have made your payment.
5. Click the following link CLICK HERE TO PROVIDE DEED INFORMATION and follow the instructions so we know how to make up your deed.
6. We mark the lot "sold" and disable the payment form so nobody else can make a payment on the same lot. Be sure to print the photos, maps etc. right after you make your payment - we remove this information from the webpage soon after.
7. As soon as we can get to it, if you opted for SunSpring financing, we'll prepare and email to you a personalized receipt that contains monthly payment instructions, and an amortization chart that will show you the payout amount of your loan at any time.
8. If you paid in full, within a few days of your payment, we will prepare the deed to the land you have bought, have it notarized with authorized signatures, affix correct document stamps, and publicly record the deed in your name at the Sharp or Fulton County Office. (After this point refunds are impossible, the land is legally yours.)
9. The deed to your land will then be sent to you by US Postal Service priority post. Included in your Deed Package will be printed copies of the photos, maps, and description that appear on the webpage, and while supplies last, one or more "we appreciate your business" complimentary gifts from the SunSpring Staff, including perhaps, a free HAWAII or DISNEYWORLD vacation certificate. You'll be a LAND OWNER in the coveted fresh air USA Ozark Mountains!

For Hidden Valley lots, SunSpring charges only $80 total for closing costs. This includes deed preparation, notarizing, purchasing and affixing state documentary stamps, and delivery of the SunSpring deed to your doorstep or mailbox. We'll often throw in recording of your deed also, and if we can't get to that, we'll provide easy instructions on how to do it. There are no meetings to attend, no escrow fees, no points, no origination fees, no waiting - nothing - we make the whole process effortless!

SunSpring provides a written Satisfaction Guarantee. If you do not like your SunSpring land upon visiting within six months of making your first payment, we will swap your lot for another available SunSpring lot of similar value for only $80 to cover the transfer costs.

The state only transfers land back to the private sector by Special or Limited Warranty Deed, so from that point on the title is commonly transferred in the same manner. However, as of October 1, 2003, new legislation changes the two year period to only 90 days from the date of transfer back to the private sector in which a former owner can challenge the sale from the state to the new buyer. (Act 1215 SB 763)

You can have a title company or an attorney obtain title insurance for you, at your own expense, but we have such confidence that you will not have a problem with our SunSpring Special Warranty Deeds that we give you a written two year SunSpring Guarantee to replace your lot with another available SunSpring lot of similar value in the highly unlikely event that a previous owner successfully exercises a legal claim on your land. (They would have to pay you for the land anyway, and they would have to make their claim within 90 days of the date the land was transferred from the state - this time has already past with our lots so a successful challenge would be next to impossible.)

However, we cannot dispense legal advice so we suggest that just before you actually build on your land you consult a real estate attorney.
