The residential lots SunSpring has for sale on this website are located in four separate subdivisions in Sharp and Fulton Counties, Arkansas just a few minutes drive from each other.

John A Cooper Sr. started Cherokee Village in 1954. His vision was a planned community composed of residents from all age and income levels, living in a scenic setting where they could come for vacations and later retire for permanent living.

This community was to have the conveniences of the city, but with an abundance of hills, woods, fresh water, and natural wildlife. Cherokee Village became a model for all other vacation retirement areas in the nation, and was one of the first of its kind in the entire world.

Located near the junction of the South Fork and Spring Rivers in both Sharp and Fulton Counties, Cherokee Village is now a 13,190 acre incorporated city with 350 miles of paved roads and a resident population of about 4,700.

An article in the Villager Journal reports that Ozarka College, located in Ash Flat, a ten minute drive from Cherokee Village, has been ranked 11th in the nation among the fastest growing two-year colleges. This is based on a 123 percent increase in growth for five years.

Ozarka has been ranked in the top 20 "most wired" colleges for its use of technology, according to Yahoo! Internet Magazine.

The Villager also reports a true story about John Cooper, founder of Cherokee Village. This took place during the 30th anniversary celebration of the founding of Cherokee Village, in 1985.

Mr. Cooper took the guest speaker aside to offer a tip: "You could go places, but you're going to have to cut your hair and get your wife to take your last name."

The special guest, the "Boy Governor" of Arkansas did cut his hair as he developed a national profile, and less than eight years later he became the leader of the free world. Another eight years after that his wife was elected to the U.S. Senate from the state of New York, not as Hillary Rodham, but as Hillary Clinton!

The Arkansas Gazette in 1981 listed John Cooper as one of the most powerful men in the state, with "vast political and financial influence." The Gazette said: "John Cooper, more than any other person, has altered the character of Arkansas" - in large part due to the large number of people his planned community, Cherokee Village, brought to the state.

• Lot sizes are approximate, but all full-size SunSpring lots are about 1/4 acre (more or less) and are oak-forested residential building lots with access to streets, roads, telephone, and electricity. The lots are fully treed with no grass to cut or other maintenance to perform while you make your plans to build - take as long as you want. In the meantime you can get an owner's card and enjoy all the facilities.
• Most roads in Hidden Valley are not yet paved but will be improved when a building permit is issued. Cherokee Village roads are all sealed, though some seldom-used roads have deteriorated over the years.
• All SunSpring lots are just a few minutes away from one or more lakes.
• Some building codes and restrictions apply (this varies by Addition). Mobile homes are not allowed in Cherokee Village (except in one Addition), but can be placed on Hidden Valley lots.
• Local builders say they can probably get city water to almost any SunSpring Hidden Valley lot - Cherokee Village already has city water to all lots.
• Private septic systems are the norm almost everywhere. Prior to building on your land you will need to have a survey and a percolation test completed at your expense (about $350). A possible alternative might be some type of composting toilet - but you'd need to get approval from the Health Department, and possibly the building inspector as well, we haven't researched this.
• The wide variety of slopes that come with mountain foothills and lakes allows abundant opportunity for a wealth of different home designs. Local builders know how to nestle your home or getaway cabin into the natural surroundings.
• These lots are all within city limits, but you'll be surprised how easily you can get away from the crowd in this delightful oak-forested fresh air place.

By planning your retirement ahead of time and buying land to build on now when property prices are still 30 years behind, you could save yourself thousands of dollars - and maybe acquire some added peace of mind and a sense of direction and belonging too - it's always good to know where we're headed...
